Prianka Ghanta is an associate with Neuberger, Quinn, Gielen, Rubin & Gibber, P.A.  She represents clients in all aspects of real estate transactions from acquisition and disposition of commercial real estate, real estate finance, and office, retail and warehouse leasing. In this role, she advises on all aspects of real estate purchases, sales and leasing, from letters of intent through closing and post-closing, for properties across the United States.

Prianka has experience with all types of property, including retail centers, office buildings and office parks, industrial properties, and multifamily properties. She has closed complex financing and refinancing transactions, including an industrial acquisition with a CMBS loan, refinances of several shopping centers and multifamily properties and defeasances for sales of real estate. Prianka has also recently closed on a portfolio sale of thirty-nine self-storage facilities and assisted in the acquisition of a portfolio of shopping centers and multifamily properties in the Mid-Atlantic region.

With substantial experience in representing both landlords and tenants in leasing agreements, Prianka understands the perspectives of all parties involved. She takes a practical and collaborative approach to resolving complex negotiations and winning favorable terms for her clients. She has reviewed, structured and negotiated leases for retail tenants, shopping centers and commercial warehouses. Her leasing work has also included ground leases.

Before joining the firm, Prianka was an associate in the corporate transactions group of a boutique Indiana law firm where her practice included private securities offerings, mergers and acquisitions, private equity and other general corporate matters. During law school, Prianka gained litigation experience working at another firm in Indiana and served as a judicial intern for the Honorable Chief Judge Jane Magnus-Stinson at the United States District Court for the Southern District of Indiana in Indianapolis, Indiana. 

Prianka earned her J.D. from Indiana University Robert H. McKinney School of Law where she competed in the Robert H. Staton Intramural Moot Court Competition and achieved entry into the Order of the Barristers.  She completed her undergraduate studies at Indiana University where she earned her degree in human biology, with minors in psychology and in business from the Kelley School of Business.

  • Represented a purchaser with the acquisition of 10 multifamily properties, which included CMBS financing.
  • Represented a purchaser with the acquisition and financing of 5 multifamily properties, which included assumptions of Freddie Mac loans.
  • Represented a purchaser with the acquisition and lease-back of an industrial warehouse.
  • Assisted a real estate company with the refinancing of its Fannie Mae loan exceeding $450 million.
  • Assisted a real estate company with the sale of its portfolio, which included 39 self-storage properties.
  • Represented a purchaser in the acquisition of an office property with a construction loan and negotiation of a commercial lease.
  • Assisted in the disposition and defeasance of a property with a ground lease.
  • Served as local counsel to a borrower financing the purchase of multiple properties with a loan exceeding $1 billion.
  • Represented a purchaser with the acquisition of a portfolio of 7 shopping centers and conducted real estate due diligence.
  • Assisted with the structuring and sale of membership interests in real estate companies in order to obtain tax benefits.
  • Assisted in the sale of an automotive dealership company.
  • Represented real estate companies in various contract negotiations with service providers as part of the operation of multifamily, office, and mixed-use buildings.
